Welcome! If you're one of our trusted vendors and setting up your AppFolio Vendor Portal, you're in the right place.

The Vendor Portal makes your life easier by letting you:

  • View and manage assigned work orders from Utmost Property Management

  • Submit invoices directly

  • Track payments and check invoice statuses

  • Keep your business info up to date

  • Directly communicate with resident where work order is

First-Time Access & Getting Started

How do I get into the portal?
You’ll receive an email from AppFolio with a link to join the Vendor Portal once you've been assigned a work order from us. That’s your entry point.

Haven’t received a work order yet?
You won’t be able to log in until you’re assigned your first job. Once that happens, the system will automatically send the invite link.

Already have someone at your company using the portal?
They can invite you by logging into the Vendor Portal and going to:

Settings → Users → Invite User

Vendors who have used appfolio before: You should have access to the Vendor Portal if you have received work orders from a client using AppFolio Property Manager.

Email Issues or Confusion

Make sure you’re using the correct email address.
Your login must match the email we’ve assigned to your vendor profile. If you’re unsure:

  • Try logging in with the email address where you usually receive work orders from us.

  • Once inside the portal, you can add additional emails to your profile if needed.

  • If you want to update the main email on file, reach out to us and we’ll update it—but note that a new portal invite will be triggered.

Still Can’t Log In?

If you’ve double-checked your email and still can’t get in, you can contact AppFolio’s support team directly: vendor-portal@appfolio.com

Include:

  • A short description of what’s not working

  • The name of our company: Utmost Property Management

  • The email you’d like to use for login
